3D real estate visualisation of a new-build apartment complex

3D real estate visualisation is the making of realistic images of a building or area development that has not yet been built. Based on a design, the project is built up digitally, so that buyers, investors and stakeholders can see, assess and experience the end result before construction begins.

In this article we explain what 3D real estate visualisation is, what it delivers to a project and when to use it.

Why real estate calls for imagery

A real estate project is sold before it exists. A buyer signs for an apartment that only exists on paper; an investor says yes to a plan; a municipality assesses a development that is still years away. In each of those situations, someone has to make a decision about something they cannot see.

A floor plan and a sales text call for imagination. 3D real estate visualisation takes that uncertainty away. The project becomes visible the way it will really be:

  • the architecture and how the building relates to its surroundings;
  • the location, the light and the view;
  • the atmosphere of the homes, the outdoor space and the public space;
  • the scale of a plan that otherwise stays abstract.

What 3D real estate visualisation delivers

For developers and agents, a visualisation is rarely just a picture. It is a sales and decision-making instrument.

Selling faster

Homes sell faster when buyers can picture them. A strong image of the home, the complex and the neighbourhood lowers the threshold and speeds up the decision. More on this in 3D visualisation for new-build.

Financing and approval

When securing financing or convincing stakeholders, the same mechanism works. A visualisation makes a plan concrete and assessable, and thereby strengthens the developer's position.

Support in area development

For larger developments the surroundings also have to be brought along: residents, the municipality, interest groups. Visualisation makes a plan tangible and discussable. We wrote about that in 3D visualisation for area development.

Which types of real estate imagery are there?

3D real estate visualisation is an umbrella term. The most important types:

  • Exterior images of the building in its surroundings;
  • Interior images of the homes or commercial spaces;
  • Bird's-eye views that show the floor plan and the urban layout;
  • Animations that move through the project.

Which type of image suits which goal is covered in exterior, interior, bird's-eye: which real estate images do you need.

When do you use 3D real estate visualisation?

A visualisation is worthwhile when:

  • homes or spaces have to be sold before they are built;
  • a plan needs financing or approval;
  • a development has to gain support among the surroundings;
  • a design has to be tested before it is final.

Frequently asked questions

What is the difference between real estate visualisation and interior visualisation?

Interior visualisation focuses on the inside space: material, light and atmosphere of a finished interior. Real estate visualisation is broader and also includes the building, the surroundings and the urban context. A real estate project often uses both.

What input is needed for a real estate visualisation?

Usually an architectural design or 3D model, site drawings, material choices and information about the surroundings. More on this in commissioning real estate visualisation.

Who does Beyond3D make real estate visualisations for?

For property developers, estate agents, architects and municipalities. See the 3D real estate visualisation service or an example case.

3D real estate visualisation is ultimately a way to make a decision possible. It translates a plan into something buyers, investors and neighbours immediately understand, long before the first pile goes into the ground.
